Key Oregon Landlord-Tenant Rules

Eviction Notice (Nonpayment)

10-day notice to pay rent or vacate (13 days if mailed) before filing eviction in circuit court. (ORS § 90.394)

Security Deposit Return

Must be returned within 31 days of move-out with an itemized written statement. (ORS § 90.300)

Security Deposit Limit

No statutory cap on security deposit amounts under Oregon law.

Entry Notice

Landlords must provide at least 24 hours' advance notice before entering for non-emergency repairs or inspections. (ORS § 90.322)

Statewide Rent Control

Oregon has statewide rent control (ORS § 90.600) limiting annual rent increases to 7% plus CPI (max 10%). Portland has additional local requirements.

No-Cause Termination

After 1 year of tenancy, landlords generally cannot terminate without cause. Must provide qualifying reason and proper notice period (up to 90 days).
