Terms of Service

These Terms of Service ("Terms") govern your use of LevelLandlord ("we," "us," or "our"), a property management software platform operated by LevelLandlord LLC. By creating an account or using our services, you agree to these Terms.

1. The Service

LevelLandlord provides cloud-based property management software including a landlord dashboard (Level Hub), a tenant portal (Level Home), and related tools for lease management, maintenance coordination, rent collection, and communication. We do not provide legal, financial, or real estate advice.

LevelLandlord is software only. We are not a property manager, real estate broker, or legal services provider. Landlords who use this platform retain sole responsibility for compliance with all applicable federal, state, and local laws — including fair housing, landlord-tenant, habitability, and rent regulation requirements. Nothing in this platform constitutes legal advice.

The e-sign feature allows landlords to send their own lease documents for electronic signature. LevelLandlord does not provide, draft, review, or recommend lease terms. The "Regulatory Updates" feature provides general informational summaries of legal developments; it is not legal advice and does not create an attorney-client relationship. Consult a licensed attorney for legal guidance specific to your jurisdiction.

2. Account Registration

You must provide accurate information when creating an account. You are responsible for maintaining the confidentiality of your login credentials and for all activity under your account. Notify us immediately at admin@levellandlord.com if you believe your account has been compromised.

3. Subscription and Billing

  • Base plan: $10/month, which includes up to 4 active units.
  • Additional units: $2/unit/month for each unit beyond 4.
  • Billing is monthly and recurring. You authorize us to charge your payment method on file each billing cycle.
  • No contract. You may cancel at any time; access continues through the end of your paid period.
  • We reserve the right to adjust pricing with 30 days' written notice. Existing subscribers are not subject to price increases without notice.
  • All payments are processed by Stripe. We do not store your full payment card details.

4. Not a Consumer Reporting Agency

LevelLandlord is not a Consumer Reporting Agency (CRA) as defined by the Fair Credit Reporting Act (FCRA). We do not collect, assemble, evaluate, or maintain consumer credit information, background check data, eviction history, or any other consumer report data. We do not provide tenant screening reports and do not incorporate third-party screening results into the platform. Landlords who independently use tenant screening services are solely responsible for compliance with the FCRA, including adverse action notice requirements.

5. Acceptable Use

You agree to use LevelLandlord only for lawful property management purposes. You may not:

  • Use the platform to harass, discriminate against, or retaliate against tenants in violation of applicable law.
  • Upload malicious code, attempt to breach security, or reverse-engineer the platform.
  • Resell or sublicense access to LevelLandlord without our written consent.
  • Use the platform in any way that violates federal, state, or local fair housing laws.

6. Tenant Data

As a landlord using LevelLandlord, you act as the data controller for your tenants' personal information. You are responsible for ensuring your use of tenant data complies with applicable privacy laws. LevelLandlord processes tenant data on your behalf as a data processor.

7. Intellectual Property

LevelLandlord and its content, features, and functionality are owned by LevelLandlord LLC and are protected by copyright and other intellectual property laws. You may not copy, modify, or distribute our software or content without permission.

8. Disclaimer of Warranties

The service is provided "as is" without warranties of any kind, express or implied. We do not warrant that the service will be uninterrupted, error-free, or free of viruses. We are not responsible for the accuracy of any AI-generated estimates or recommendations. AI-generated outputs (maintenance routing, rent estimates, regulatory summaries) are suggestions only — final decisions are always the landlord's responsibility.

9. Limitation of Liability

To the fullest extent permitted by law, LevelLandlord LLC shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the service, including but not limited to lost profits, data loss, or property damage. Our total liability to you for any claim shall not exceed the amount you paid us in the 12 months prior to the claim.

10. Termination

We may suspend or terminate your account if you violate these Terms, fail to pay, or use the platform in a way that harms other users or our business. You may terminate your account at any time by contacting us at admin@levellandlord.com.

11. Changes to These Terms

We may update these Terms from time to time. We will notify you by email or by a notice in the platform at least 14 days before material changes take effect. Continued use after the effective date constitutes acceptance.

12. Governing Law

These Terms are governed by the laws of the United States. Any disputes shall be resolved in the courts of competent jurisdiction.
