Key Nevada Landlord-Tenant Rules

Eviction Notice (Nonpayment)

7-day notice to pay or quit required before filing a summary eviction in justice court. (NRS § 40.253)

Security Deposit Return

Must be returned within 30 days of move-out with an itemized statement. (NRS § 118A.242)

Security Deposit Limit

Capped at 3 months' rent under Nevada law.

Entry Notice

Landlords must provide at least 24 hours' notice before entering a unit for non-emergency repairs or inspections. (NRS § 118A.330)

Habitability Standard

Nevada NRS § 118A.290 requires landlords to maintain the premises in a habitable condition. Tenants may repair and deduct if landlord fails to act within a reasonable time.

Rent Control

Nevada has no statewide rent control law. Las Vegas, Henderson, and Reno do not impose local rent caps as of 2025.
