Arizona Landlord-Tenant Law Basics

Under the Arizona Residential Landlord and Tenant Act, security deposits are limited to 1.5 months' rent. Landlords must return the deposit (with an itemized written accounting of any deductions) within 14 business days after the tenant surrenders the property and provides a forwarding address.

For nonpayment of rent, Arizona requires a 5-day written notice to pay or vacate before an eviction can be filed. For other lease violations, landlords must provide a 10-day notice to cure, or a 10-day termination notice for irreparable violations.

Arizona landlords must maintain premises in a fit and habitable condition and must give 2 days' notice before entry for non-emergency repairs or inspections.
