Eviction Notice (Nonpayment)

5-day written notice to pay rent or vacate before filing a Forcible Entry and Detainer action in district court. (41 O.S. § 131)

Security Deposit Return

Must be returned within 45 days of move-out with an itemized statement of deductions. (41 O.S. § 115)

Security Deposit Limit

Capped at 2 months' rent under Oklahoma law.

Entry Notice

Landlords must provide at least 1 day (24 hours) notice before entering for non-emergency purposes. (41 O.S. § 128)
