Under the Kansas Residential Landlord and Tenant Act, security deposits are limited to one month's rent for unfurnished units (or 1.5 months for furnished units). Landlords must return the deposit within 30 days of the tenant vacating, along with a written itemized statement of any deductions.
For nonpayment of rent, Kansas requires a 3-day written notice to pay or quit before an eviction action can be filed. For other lease violations, a 14-day notice to remedy or quit is required. Repeat violations within 6 months may allow a 30-day notice to terminate without the opportunity to cure.
Kansas landlords must maintain rental premises in compliance with housing codes affecting health and safety. Landlords must give reasonable notice (generally 24 hours) before entering a rental unit for non-emergency purposes.
