Kentucky Landlord-Tenant Law Basics

Kentucky's Residential Landlord and Tenant Act applies to most residential rentals. Security deposits are not capped by statute, but landlords must return the deposit within 30 days of the tenant vacating (or 60 days if the lease provides), along with a written itemized statement of deductions.

For nonpayment of rent, Kentucky requires a 7-day written notice to pay or vacate before an eviction action (forcible detainer) can be filed. For other lease violations, a 14-day notice to remedy is required, with a 7-day notice for certain health or safety violations.

Kentucky landlords must maintain rental premises in compliance with applicable housing codes. Reasonable advance notice (typically 24 hours) is required before entering a rental unit for non-emergency repairs or inspections.
