Key Ohio Landlord-Tenant Rules

Eviction Notice (Nonpayment)

3-day written notice to pay rent or vacate before filing an eviction action in municipal or county court. (ORC § 1923.04)

Security Deposit Return

Must be returned within 30 days of move-out with an itemized statement of deductions. (ORC § 5321.16)

Security Deposit Interest

No statutory cap, but if the deposit exceeds 1 month's rent and tenancy is 6+ months, landlord must pay 5% interest annually.

Entry Notice

Landlords must provide at least 24 hours' notice before entering for non-emergency repairs or inspections. (ORC § 5321.04)

Habitability Standard

Ohio ORC § 5321.02 requires landlords to maintain premises in fit and habitable condition. Tenants may escrow rent after proper written notice.

Lease Termination

Month-to-month tenancies require 30 days' written notice. Annual leases generally end at the end of the term.
