Michigan limits security deposits to 1.5 months' rent. Landlords must deposit funds in an account separate from personal funds and must give tenants written notice of where the deposit is held within 14 days. Upon move-out, landlords must return the deposit (with itemized deductions) within 30 days.
Michigan also requires landlords to provide a written "move-in checklist" to document the condition of the rental at the start of the tenancy — failing to do so can prevent the landlord from making deductions for damages at move-out.
For evictions, Michigan requires landlords to first serve a written demand notice (7 days for nonpayment of rent, or a notice of termination for other violations) before filing a Summary Proceedings (eviction) case in District Court.
