Massachusetts limits security deposits to one month's rent. Landlords must also pay interest on the deposit annually and return it within 30 days of move-out (or within 30 days of receiving the tenant's forwarding address). Massachusetts also has strict rules about collecting "last month's rent" separately from the security deposit.
For nonpayment of rent, Massachusetts requires a 14-day written notice to quit before filing a summary process (eviction) case. For other lease violations or tenancy-at-will terminations, a 30-day notice to quit is typically required.
