Alabama Landlord-Tenant Law Basics

Alabama's Uniform Residential Landlord and Tenant Act limits security deposits to one month's rent for unfurnished units. Landlords must return the deposit within 35 days after the tenancy ends, along with an itemized written statement of any deductions.

For nonpayment of rent, Alabama requires a 7-day written notice before filing for eviction. For lease violations other than nonpayment, landlords must provide a 14-day notice to remedy or quit before proceeding.

Alabama landlords must maintain rental units in a habitable condition complying with applicable housing codes. Tenants have the right to repair-and-deduct in limited circumstances when landlords fail to address material defects after proper notice.
