Maine does not cap security deposit amounts. Landlords must return the deposit within 30 days after the tenant vacates (21 days for month-to-month tenancies), along with a written itemized statement of any deductions. Failure to comply can result in the landlord forfeiting the right to withhold any portion of the deposit.
For nonpayment of rent, Maine requires a 7-day written notice to pay or quit before filing an eviction. For lease violations, a 30-day notice to remedy is required for most violations. For month-to-month tenancies, a 30-day notice to terminate is required.
Maine landlords must maintain rental premises in compliance with applicable health and safety codes. Landlords must give at least 24 hours' notice before entering a rental unit for non-emergency repairs or inspections.
