Why Connecticut Landlords Choose LevelLandlord
Connecticut Landlord Law at a Glance
Connecticut limits security deposits to two months' rent for tenants under 62 years old, and one month's rent for tenants 62 or older. Landlords must return the deposit within 30 days of the tenancy ending, along with an itemized statement of any deductions.
For nonpayment of rent, Connecticut requires a 3-day notice to quit before an eviction case may be filed. For other lease violations, a 15-day notice to quit (or remedy) is required. Connecticut's summary process (eviction) is handled in Housing Court and has specific procedural requirements.
Connecticut landlords must maintain rental units in compliance with applicable housing codes and must give at least 24 hours' reasonable notice before entering a rental unit except in emergencies.
