Alaska limits security deposits to two months' rent (or three months for certain furnished units). Landlords must return the deposit within 14 days after the tenant vacates if the tenant provided a forwarding address at least 15 days before departure, or within 30 days otherwise. Any deductions must be itemized in writing.
For nonpayment of rent, Alaska requires a 7-day written notice to pay or quit before filing an eviction. For other lease violations, landlords must provide a 10-day notice to remedy or vacate before proceeding with eviction proceedings.
Alaska landlords must maintain habitable units complying with building and housing codes. The state also requires landlords to give at least 24 hours' notice before entering a rental property for non-emergency purposes.
